Living with a regularly damp and rather unpleasant crawlspace below their home, this homeowner began to look into how they could resolve this issue. After consulting our team, they were setup with a full vapor barrier to clear the crawlspace of moisture and keep out future leaks. Now without any moisture to sustain itself, any musty smells due to mold growth will soon dissipate, leaving the homeowner with dry, healthy air in their home.
Wanting to take care of the moisture issue in their Harpswell, ME, crawl space, this homeowner reached out to TC Hafford Basement Systems for help. System Design Specialist Todd Bernard met with the homeowner to discuss their goals and put together a system that would give them peace of mind.
Encapsulating the hardly-used crawl space would protect the area and home from outside elements and help keep moisture out of the crawl space, preventing mold and small critters from making it their home. CleanSpace with Drainage Matting was installed with Spray Foam, ensuring the best seal. Finally, a Sump Liner was installed so that, if water ever becomes a problem, a sump pump can be quickly and easily installed without disrupting the CleanSpace.
The homeowner can rest easy knowing their home’s health is protected and their crawl space won’t be a home to any critters that aren’t paying bills.
Having recently removed some of the insulation below their home due to mold growth from moisture build up, this Bowdoin, ME homeowner was in the market for a proper vapor barrier. As soon as our installation crew arrived at the home, their first task was laying a Drainage Matting across the dirt floor of the crawlspace. This mat rests just above the surface of the floor, creating channels for any blocked moisture to funnel toward the natural low point of the crawlspace where it can most easily drain back into the earth. Next, a CleanSpace liner was utilized to encapsulate the interior of the crawlspace. This bright white liner will completely lock out moisture leaking into the crawlspace, keeping the space dry while any blocked water flows through the Drainage Matting to exit back into the ground it entered through. This forms a complete vapor barrier to prevent moisture damage and mold from taking root below this home in the future.

The area was prepped for encapsulation by regrading the area and laying down Drainage Matting. Drainage Matting features large dimples that channel water to the sump and create a barrier to protect CleanSpace once it is installed. CleanSpace is a durable, inorganic vapor barrier that is laid on the floor and attached to the walls to seal the crawl space and keep moisture and critters out. A SmartSump was installed to capture groundwater and pump it out of the crawl space through the new Exterior Buried Discharge line. The Discharge line takes the water far from the home and protects the system against ice buildup with the installation of IceGuard. SprayFoam was installed along the rim joists, and the system was finished after a SaniDry Sedona Dehumidifier was installed. The SaniDry Sedona keeps the humidity in the crawl space at a safe level and drains directly to the SmartSump, so the homeowner never has to worry about emptying a bucket of water to keep it running. Now the homeowner is able to use their crawl space for storage, and they no longer have to worry about mold in their crawl space causing issues in there home.
